Yet it was only in 1988 when Ayala Corporation spun off its real estate division into a separate company, giving birth to Ayala Land, Inc.

When Laguna Properties Holdings, Inc. was established in 1991, its logo mark, which was made up of the letters L and H, wittingly formed the letter A - a strong association to the parent company, Ayala Land.

Backed by the strength of Ayala Land, LPHI developed one community after another in Laguna. On its seventh year, the company expanded to other locations in Batangas, Quezon and Bicol.

In 1998, LPHI expanded beyond the Philippines shores and opened a satellite office in Dubai to service overseas-based Filipinos better.

In 2006, after undergoing a thorough brand study and market research, LPHI changed its name to Avida Land Corp. The new brand name and logo reflect the position of the company - as a leading provider of affordable homes to Filipino families in ideal communities that secure their future.

AVIDA CM SETS MILESTONE ANEW IN AFFORDABLE HOUSING INDUSTRY
With the goal of setting standards in the affordable housing industry, Avida Land Corp.'s (ALC) Construction Management (CM) unit recently pursued an ISO 9001:2000 certification for Quality Management System (QMS) and satisfactorily passed the audit requirements administered by SGS Philippines, the local affiliate of the global SGS (Societe Generale de Surveillance) Group of Companies - the world's leading inspection, verification, testing and certification company.

This certification demonstrates the group's compliance with the internationally recognized standard for QMS. The certification covers construction management operations, namely, project planning, contract packaging, contract administration and project hand-over.

With full support from its President, Dinna G. Bayangos, and the leadership of its CM Head, Rodelito J. Ocampo, Avida's Construction Management now joins the ranks of world-class, customer-focused construction management outfits.The ISO 9001:2000 undertaking required the formation last November 2005 of a team of quality champions from the Construction Management group. The team was led by Roy C. Lachica, the designated Quality Management Representative (QMR). The team handled the establishment, documentation, implementation, internal audit and continual improvement of the QMS over a six-month period -- a record of sorts among clients in the construction industry, according to Rosehall Management Consultants, Inc. (Rosehall). Rosehall is the consultant of Avida CM in the establishment of QMS.

Last June 19 and July 17, 2006, Avida CM's Quality Management System was audited and reviewed by SGS Auditors, led by Ms. Glenda L. Villaflor, against the ISO 9001:2000 standard across all managed developments (H&L and Affordable Condominium projects). SGS main assessment and final audit of projects resulted in zero (major or minor) non-conformance .

Charit Halili-DeLara, President and Managing Director of Rosehall, observed: "In our experience, it is quite rare among clients in the construction industry to finish a project in such a short time and get zero nonconformance under your selected certification body. We at Rosehall celebrated upon hearing the good news. We know how hard your QMS team worked on this project, even working thru the holidays. We believe you truly deserve this certification".

On the other hand, Mr. Ocampo said: "Today's customers demand products of better quality, produced at affordable prices, and delivered on time including superior service. Meeting these demands of customers presents a significant challenge, particularly to Avída Land Corp.'s Construction Management (CM)".

"To address the dynamic market conditions in the affordable segment of the real estate industry, CM commits to continually innovate and find ways and means to improve products quality and delivery of services to ensure total customer satisfaction", he added.

Thank you for choosing Avida for your housing needs. We want your purchase to be as hassle-free as possible. Hence, we encourage you to spend time to read through for better understanding of what to expect - our deliverables and your corresponding obligations towards full realization of your expectations.

Title and Tax Declaration

1. Are all units sold secured by a title?
Each of the units that you buy from us is covered by a title that will eventually be transferred to your name. A Transfer Certificate of Title (TCT) is issued to the new Avida lot owners and house and lot owners while a Condominium Certificate of Title (CCT) is issued for condominium unit owners.

2. What is the procedure in title transfer?
The titling process starts when the Bureau of Lands (BL) issues an approved plan to consolidate and/or subdivide a parcel of land into the saleable units and open spaces/road lot/common area. The title/s of the parcel/s of land is presented to the Register of Deeds (RD) together with the approved subdivision plan by the Bureau of Lands. The Register of Deeds will prepare individual titles for each and every saleable unit and open spaces/road lot/common area depending on how the cut up plan was approved by the Bureau of Lands. The Register of Deeds will not issue the new set of titles on a piece meal basis. It prepares all the titles for the approved plan before Avida can get any one of them. At this point, all titles that will be issued will be in the name of Avida or its joint venture partner.

3. When does the title transfer commence?
Once you have fully paid your loan or Avida has an undertaking from your financing institution to fully pay your purchase, depending on the financing package you chose, we can now effect title transfer from Avida to your name. This does not go directly to the Register of Deeds (RD). We still have to pay for the taxes due on the purchase to the Bureau of Internal Revenue (BIR) to secure the necessary documents required by the Register of Deeds from that government agency before effecting actual title transfer. This process takes about four (4) to six (6) months from date of full payment and submission of all documentary requirements.

Once all taxes due to the government are paid and the necessary clearances are secured, all the documents needed to effect title transfer are forwarded to the Register of Deeds. This process takes about two (2) to three (3) months.

Delays at the Local Government Units (LGUs) are sometimes experienced due to any of the following:

Volume of documents being processed;
Shortage or lack of the special paper that is used for the title, given the bigger volumes being processed for all the developers;
Unavailability of the signatory/ries from the Local Government;
